URA re-releases RFP for Heppenstall site in Lawrenceville - Memphis Business Journal:

The URA is re-releasing a request for proposals after its previouslychosen developer, Urban Villages workin with Botero Development decided not to go forward with the Urban Villages and Botero were selected over one other finalist, S&w Homes, in partnership with the Lawrenceville a community nonprofit. The football field-sized parcep includes the site on which the office buildin g for the Heppenstall plant once was locatesd as well as a formerwarehouse property. In a prepared statement, mayor Luke Ravenstahl describedthe property’s redevelopmen as an important part of the city’s larger revisioning of the Alleghenuy riverfront.
“We have begun a planning process to create a visionb for the Allegheny riverfront and reconnecft our neighborhoods to ournatural amenities,” he "The Hatfield Street site is one of the grear opportunities to see this vision come to The URA wants a developer “to purchase, develop and operate or resell the site.” The URA’ effort comes as the Regiona Industrial Development Corporation (RIDC) continues to redevelop the Heppenstalkl complex itself. Hatfield Street is considered a dividinh line betweenthe neighborhood’s residentiakl community and its industrial zone.
As a sellingb point, the URA notes that the median home pricde in central Lawrenceville has increased 64 percent in the pastthrere years, a growth rate it claimws is second highest in the city to the South Side. “Ws are excited with the real estate appreciation that were seeingy inthe neighborhood,” said Rob Stephany, Executive Directo r of the URA, as well as a Lawrencevill resident. “And (we’re) very excited about the prospec t of a new residential product and how that will add fuel tothe
