Fast food dies slow death downtown - Business First of Columbus:

http://www.articletape.com/webmasters/news_2010-06-11-07-30-06-196.html
But good luck finding staples like theBig Mac, Whoppe and or a single with The nation’s major fast-foosd chains, with nearly 50,000 restaurants around the world between the big threse burger chains alone, are easy to find almost anywheree in Central Ohio just not within a few walkable blocks of downtowb and its tens of thousands of weekday When the lights went out on a McDonald’s in one of ’sa towers Dec. 5, the downtown lunch scene got a littleless corporate. “Any property owner would love to have fast food as a saidCleve Ricksecker, executive director of the Capitao Crossroads Special Improvement District downtown. “Am I personallg distraught? No.
” Said downtown restaurant owner Jeff Mathe s offast food’s flight: “As an independent owner and an I think it’s OK.” It seemsd the chains agree. McDonald’s Corp. has a restaurant, outfittef with a drive-through window, just beyon downtown at Grant andMain streets, but none in the centra business district. has no outletsa near downtown, and Wendy’s/ has a Wendy’zs in the neighboring Brewery District butno , with more than 35,000 dining spots and the operatort of KFC and Taco Bell, also has none downtown.
Ricksecker said the districr does feature several goodindependenft restaurants, as well as some lower-profilee fast-casual chains such as and , owned by And one major playef stands out: Subway, owned by Doctor’s Associatew Inc., has seven sandwich shopes scattered throughout downtown. Suburban, not urban The lack of fast-foosd spots downtown seems to boil down to too much cost and notenoughn sales. Ricksecker said that while independentt restaurants can be flexible to keepcosts lower, chainsx with myriad company requirements and standardsa are more rigid financially and operationally. And they face hours of operation that areshorter downtown, which can limig revenue.
“They only have one meal – lunch,” said Randy vice president of in which specializes inrestaurant sales. Downtown restaurants also lack drive-througbh windows, where the industry generates 70 percentof sales, accordinh to trade publication QSR Magazine. Subway, by contrast, doesn’tg rely on drive-throughs and has a financial and operational approachy better suited to shopping centersa andurban storefronts. Wendy’s echoed thosw reasons when it closed its three downtowm restaurants in the pastthree years, including the chain’ss original restaurant at 257 E. Broae St., which company founder Dave Thomas openedin 1969.
The origina l location, for example, was pullinyg in just about half ofthe $1.4 milliomn annual sales average of company-owned stores. “It’s prettyg straight cut. The downtown store has no drive-through windoq or pickup window, nightf business is little, and weekend businesd is virtually zero,” Wendy’s spokesman Denny Lyncgh said when the original store closef inMarch 2007. “Stores in the suburbs just do better.” Dan spokesman for Mayor Mike Coleman, said the mayor doesn’rt like that jobs leave downtown, but he sees that the numberf of locally owned restaurants gives the cityan advantage. And therr are other non-business benefits.
“It isn’t such a bad thinyg if you don’t have some less-healthy he said. “Fast food is good for but badfor health.” Fast food may not thrive downtown, but McDonald’s, Wendy’s and Taco Bell restaurants in and arounfd nearby are active, and some of them includer suburban-style drive-throughs. The bigger Ricksecker said, is demographics. Downtown office workerxs are more likely to gravitate toward healthier and independentrestaurantt offerings, but fast food is aimed squarely at the Mathes may cite improved health as a plus, but he has also benefite from the departure of fast food from downtown.
Mathex and developer Sam Horner are converting aformer two-story Wendy’s at Sprinb and High streets into a Latin-theme restaurant namerd Barrio. The restaurant space isn’t the only downtown fast-foodr spot finding a new life. A formerf Arby’s at 45 N. High St. is being converted into though theoriginal Wendy’s sits vacant. As for the Nationwide executives with the insurer saidthey haven’y decided what to do with the 6,000-square-foo t space, but one rumor has a familiar name headed therd – Subway.

Twitter, LinkedIn play role in finding a job, displaying your tech smarts - Kansas City Business Journal:

plesciamipukoa1855.blogspot.com
For years, I have been preaching a job search strategt promoting the thought that if you travel allavenuess simultaneously, you are more likely to find your At no time has this approach been more criticak than today with so many people lookin g for work. Although we seem to have no problem acceptingv the concept of reinventingour images, there exists a largee group of candidates who turn away from more intimidatinv unfamiliarities. Simply, some are unwillingv to enter the wilderness ofunknown technologies. Baby boomers are most oftejn risk-averse when it comes to job search technologies, thereby fulfilling the prophect ofcareer obsolescence.
It is far more difficulrt for a CFO to admithe doesn’t use Twitterf because he’s expected to know what it is. And I meet candidatea daily who assure me they are linked in at though they’ll sheepishly acknowledge that’sz not what I asked. If your replies are “what’s that?” or “not yet,” then you are dangerously stalling your job Connecting to colleagues online bringsz benefits to job yet many harbor fears so theystay away. I, too, was afraic of new technologies becauseI didn’t want to face But once I began to discover job openings on tech tools that didn’t exist in 2005, I couldn’tf afford to be the one excluded.
For me, thesed are most valuable: LinkedIn (linkedin.com) has more than 35 millionb members in more than140 industries. Most are adultss and employed. Executives from all Fortune 500 companies are on Most have disclosed what they do andwhere they’ves worked in the past. To job seekersd looking to researcha company’s decisioh makers, look no furthet than LinkedIn. It can offer great informatioj forthe interview. But it is as important to be seen, as it is to be able to located and learnabout others. If a human resources officer wants to researchu a prospective executivebut doesn’t see him on she may feel he won’t be on the leadinh edge.
With LinkedIn, you can join discussionb groups, answer questions submitted by PresidentBaracm Obama, spread the word that you’re in the job marker (no stigma if done properly) and secure endorsements from your colleagues. It is imperative that you create a profile. Also, I recommend a professionally done head-and-shoulderxs photo accompany it. A health-care company from Albany, recently called my firm in its search for a sales representative. We had a great candidate who had retained us for coachingh earlierthat day. Not actively job hunting, she had no and when I called the company they almosf passedon her.
Getting creative, I suggested the employert review and accept herLinkedIn profile. The followingv day they met. We caught up with creating her which is farmore compelling, but a LinkedInj presence opened the door. Twitterf (twitter.com) was born just three yearsz ago from the genius of two younvg men inSan Francisco. Unlike Twitter is a livintg entity reminiscent of the original Web chat rooms with aslighg delay.
Within the Twitter those with commonality of purpose and motive tend to When you sign upwith Twitter, you securer a screen name and can use it to post and receivse messages to a network of Instead of sending a dozen e-mails or text messages, you send one messags to your Twitter account, and the servicw distributes the communication to your friends. Memberes use Twitter to organize gatherings, carrg on a group conversation, or send a quicm update. You selectively follow the folks who providd valuable information to your job searchg and others inevitablyfollow you.
Whiler I find it enjoyable to follow members ofthe media, my sole purposre for participating is to harvest job openingx for my clients. There are numerous organizations to follow that can be segmenteby industry. I am most intriguecd by @jobshouts, @job @startuphire. I find who to follow by scoping out the home pagesz of colleagues following those who are likelh to tweet either sage advice or job During aMay seminar, an executived recruiter from Atlanta helped train our candidateds on phone interviewing. Spending 10 minutees with eachjob seeker, she provide d a critique on communication skills and We met on Twitter and have forged an alliance out of commohn interests.
No doubt, this is only one storyt of collaboration what could be more fulfilling for the isolatefdjob seeker. Some word of caution: Twitter can be very casuapl and, should you engage with folks in enjoyable conversation you might be think that no one else will read your That would bea mistake. Much like e-mail, instanr messaging blogs, and LinkedIhn discussions, anything on Twitter is stored in some permanent Internet Data security folks have mentioned blocking andprivach devices, but I would never take the

High-end home builder Tall House liquidating - Denver Business Journal:

coeragnheidur3778.blogspot.com
which built some of the Triangle’ s most expensive custom homes for the past 33 has filed for Chapter7 bankruptcy. Tall which was helmed by founder, ownere and President Richard Tilley, submitted the filing on May 15 in the for the Easterjn District ofNorth Carolina. The compan listed $419,283 in assets and $629,1723 in liabilities. Tall House representatives wouldn’t discuse the circumstances that ledto “I’m not going to make any Tilley said in a brief phone Bill Janvier, an attorney at Everett Gaskins in Raleigh who is representing Tall House in the liquidation, also declineds to comment.
News of the filing surprisedf Ed Willer, a veteran residential real estate insider who is an agenrfor . “I was shockedf to hear about that,” says Willer. “He’x been around forever.” Willer wasn’t sure what caused Tilley’s firm to have to declard bankruptcy. “He’s well regarded, that’s all I can tell says Willer. The bankruptc y is a far cry from 2006, when Tall House’d $2.6 million average home price made itthe Triangle’s No. 3 custokm home builder, according to a list of those buildersz compiled by Triangle Business Journallin 2007.
Tall House catered to high-ened customers, building just six homes in 2006 with pricesw rangingfrom $1.2 million to $5.45 million. The firm generated $15.59 million in revenue that according to information provided by the company to TBJ at that The Raleigh-based company, which was founded in 1976, built its homes from custom designs approvedc by owners in prestigious areas and communities such as Wakefield, Country Club Hills and inside the The company generated nearly $7.3 millionn in gross income during its 2006-07 fiscal year, which ran from Nov. 1, 2006, through Oct. 31, the bankruptcy filing That declined toabout $5.2 million in 2007-08. Gross income from Nov.
1, through May 15, 2009 totaled $6.2 Court documents show that Tall House’s major creditor s include , which has a claimj for nearly $260,000, and Stoco Loan Services LLC, which is owed Both have claims related to a lot at the Hillsa of Rosemont community inChatham County. “At Rosemont, we’ree sad to see this happen,” says Kevin a salesman at Durham-based The Real Estate whose communitiesinclude Rosemont. “Wer were always happy to do businesszwith them.” Tall House built several houses in the Rosemeng community, though O’Neal says that the property mentioned in the bankruptcy filing is stillp a vacant lot.
O’Neal estimates that Tall Houses employed aboutfive people. Whilde officials involved with the filing were mum aboug the financial problems that precipitatedthe bankruptcy, it’sx no secret that the housing industry – especiallhy at the high end has been battered by the economic downturn. “It’es much more difficult today to get financing fora million-dollar housde than it was a year ago,” says Tim an executive vice presidenf at the Home Builders Association of Raleig and Wake County. “It’e really made it hard on the builders in thatpricee point.” One reason is that FHA loans will only go up to $417,50o0 in this area.
If the pricwe tag goes above that buyers have to get a secondd loan calleda “jumbo loan” from investors. Jumbio loans have higher interest rates thanFHA loans. And whilew the jumbos do still they’re much more rare than they were beforr theeconomic meltdown.
